Director - Residential Market Intelligence & Advisory

This role sits within the Residential Business Unit at Qiddiya Investment Company and supports senior leadership in shaping the future rollout of a large and evolving residential portfolio.

The Director - Strategic Market Analysis will provide the market intelligence and quantitative analysis required to guide product strategy, development phasing and investment decisions across multiple residential masterplans. The role will assess economic, demographic, regulatory and financing trends affecting the Riyadh residential market, build and maintain supply-and-demand models, and translate market data into clear recommendations on product mix, pricing, positioning and rollout timing.

Working closely with Development Strategy, Development, Investment, Design and senior management, the role will also support highest and best-use assessments, scenario analysis and management presentations for key decision-making forums.

Responsibilities

• Assess and segment Riyadh residential market to inform product rollout
• Monitor, assess, and report on any shifts and trends in residential market dynamics; including changes in regulation, legal, financing, etc..
• Identify high value products to increase marketability and yield
• Create and maintain a supply/demand model that focuses on residential assets
• Scenario analysis on residential demand
• Develop high level best-use analysis for various masterplans and plots
• Create presentations for N-1 panels, management, and inputs for BoD presentations.
We are looking for a highly analytical real estate strategy professional with strong experience in residential market analysis, market sizing, demand forecasting and highest and best-use studies. The ideal candidate will combine management consulting or real estate advisory experience with a strong understanding of real estate products and development economics. They should be comfortable working with complex datasets, building robust analytical models and communicating clear, commercially relevant insights to senior stakeholders.

• Bachelor's degree in economics, finance preferred, engineering acceptable. MBA degree, Masters in Economics or Master in Finance preferred.
• Extensive management consulting or real estate consulting background required (minimum of 3 years, 6+ years preferred)
• Strong understanding of real estate products through consulting engagements and/or working for a firm in the real estate value chain required
• Worked extensively on supply/demand models
• Created highest and best use models and trade area assessments
