Position Overview
The Associate Director of Project Management leads the delivery of complex real estate projects, overseeing project teams and ensuring successful execution from initiation through completion. This role combines strategic leadership with hands-on project oversight, managing multiple high-value initiatives while developing junior staff and maintaining strong client relationships.
Key Responsibilities
Project Leadership & Execution
- Lead and oversee multiple complex projects simultaneously, ensuring delivery on time, within budget, and to quality standards
- Develop comprehensive project plans, schedules, budgets, and risk management strategies for large-scale initiatives
- Manage project budgets, tracking costs and forecasting financial performance
- Coordinate cross-functional teams including architects, engineers, contractors, and internal stakeholders
- Conduct regular site visits to monitor progress, quality, and compliance with specificationsClient Relationship Management
- Serve as primary point of contact for key client accounts, building and maintaining strategic relationships
- Lead client presentations, status meetings, and executive briefings
- Identify opportunities for additional services and account growth
- Ensure client satisfaction through proactive communication and issue resolution
- Develop solutions that align with client business objectives and real estate strategiesTeam Leadership & Development
- Supervise and mentor Project Managers, Associate Project Managers, and Coordinators
- Conduct performance reviews, set development goals, and provide coaching
- Foster collaborative team environment and promote knowledge sharing
- Support recruitment and onboarding of new project management staff
- Delegate responsibilities effectively while maintaining accountability for outcomesStrategic Planning & Process Improvement
- Contribute to departmental strategic planning and business development initiatives
- Identify and implement process improvements to enhance project delivery efficiency
- Develop and maintain project management standards, templates, and best practices
- Participate in lessons learned sessions and incorporate insights into future projects
- Stay current with industry trends, technologies, and methodologiesRisk & Compliance Management
- Identify, assess, and mitigate project risks throughout the project lifecycle
- Ensure compliance with building codes, safety regulations, and company policies
- Manage change orders and contract modifications
- Resolve conflicts and disputes between stakeholders
- Maintain comprehensive project documentation and reportingRequired Qualifications
- Bachelor's degree in Architecture, Engineering, Construction Management, or related field
- PMP (Project Management Professional) certification is preferred
- 10 years of progressive project management experience in commercial real estate, corporate facilities, or construction
- Minimum 3 years managing teams and developing staff
- Proven track record delivering complex projects
- Experience with diverse project types including workplace, mission critical, industrial, or retail
- Strong understanding of construction processes, contracts, and delivery methods
- Financial acumen including budget development, cost control, and forecasting
- Knowledge of building systems, codes, and sustainability practicesCore Competencies
