Responsibilities
Strategic Property & Portfolio Management

• Develop and execute strategies to maximize occupancy, revenue, and tenant satisfaction.
• Provide expert advisory on lease structures, market rental rates, and asset enhancement opportunities.
Sustainability & Energy Efficiency
• Drive sustainability initiatives and energy-saving programs across the commercial portfolio.
• Monitor and report energy performance, implementing cost-efficient solutions.
Lease Administration & Tenant Relations
• Oversee all aspects of lease management including negotiations, renewals, compliance, and rent collection.
• Maintain strong tenant relationships, resolving issues efficiently and ensuring high levels of tenant satisfaction.
• Plan and execute tenant engagement programs.
Financial Management & Revenue Optimization
• Prepare and manage annual operating budgets, ensuring financial targets are met.
• Ensure timely invoicing, billing, and collection of rentals and service charges.
• Identify and implement cost-saving and revenue-enhancing initiatives.
Vendor & Stakeholder Management
• Manage and oversee facilities management, security, and other vendor relationships.
• Negotiate contracts, monitor SLAs, and ensure service quality aligns with organizational standards.
• Lead regular coordination meetings with vendors and internal stakeholders.
Property Maintenance, Compliance & HSE
• Ensure properties meet DIFC and UAE regulatory standards, safety, and quality expectations.
• Conduct regular inspections, preventive maintenance, and oversee improvement projects.
• Implement KAIZEN and ISO 9001:2015 standards to maintain operational excellence.
Risk Management & Regulatory Compliance
• Maintain insurance policies, HSE documentation, and ensure regulatory compliance.
• Oversee emergency preparedness and response plans.
• Ensure vendors and tenants adhere to all safety and regulatory requirements.
Leadership & Team Development
• Lead, mentor, and develop a high-performing property management team.
• Drive succession planning, training, and performance reviews.
• Promote KaizenAMS culture, excellence, and continuous improvement across the team.Requirements
• Bachelor’s degree in Property Management, Real Estate, Business, or related field.
• 10+ years of experience in commercial property management, preferably in DIFC or premium financial districts.
• Proven expertise in lease administration, financial performance, tenant relations, and strategic property management.
• Strong understanding of UAE property regulations, DIFC compliance standards, and risk management.
• Exceptional leadership, negotiation, and communication skills.
• Proficient in property management systems (e.g., Socienta, Engagedly, ZenHR).
