Role Overview
The Property Manager owns the day-to-day operations of Zaleej’s Kuwait portfolio of commercial and residential assets — protecting and enhancing asset value, maintaining high occupancy, collecting rent on time, and delivering a seamless tenant experience through accurate YARDI-driven reporting. Success in the first 12 months: measurably improved occupancy, on-time rent collection with minimal arrears, embedded YARDI workflows, and a team operating with clear SOPs and accountability. The role sits within Property Management and works closely with leasing, finance, and facilities.
Key Responsibilities
- Oversee the full property management cycle for a portfolio of commercial and residential assets in Kuwait, ensuring occupancy targets, rent collection, and service quality benchmarks are consistently met.
- Own the end-to-end rent collection cycle: invoice on schedule, monitor receipts daily in YARDI, follow up directly with tenants on due and overdue rent, and escalate arrears promptly — ensuring rent is collected in full and on time with no delays.
- Lead, supervise, and develop regional property administrators; establish clear performance standards and serve as operational backup when required.
- Design and implement standardized property management processes and SOPs to improve efficiency, with a focus on embedding and optimizing the YARDI system across all workflows.
- Manage the end-to-end leasing cycle — including tenant sourcing, lease negotiation, renewals, and statutory compliance checks — to minimize void periods.
- Develop and execute marketing plans for vacant properties — listings, photography, digital channels, signage, and broker networks — to accelerate lease-up and minimize voids.
- Monitor all vendor and service contracts for compliance, cost control, and performance; coordinate planned and reactive maintenance within approved budgets and SLAs.
- Prepare and present accurate monthly portfolio performance reports covering occupancy, rental income, arrears, maintenance expenditure, and market trends.
- Analyze market conditions and competitor activity in the Kuwait real estate market; recommend pricing adjustments, capital improvements, or repositioning strategies.
- Act as the primary liaison between tenants and management for property-related issues, ensuring prompt resolution and high tenant satisfaction and retention.
- Secure management approvals on capital and operational expenditure, maintaining full audit trails.
- Respond to after-hours property emergencies, coordinating contractors and stakeholder communications.
Essential (Must-Have)
- Bachelor’s degree in Business Administration, Real Estate, Property Management, or a related discipline.
- Minimum 5 years’ hands-on experience in property and leasing management within the Kuwait market, covering both commercial and residential assets.
- Demonstrable experience marketing vacant properties (listings, campaigns, broker networks) with a track record of reducing void periods.
- Proven rent collection and arrears management experience — proactive tenant follow-up and escalation — with a track record of on-time collection and no delays.
- Demonstrated proficiency with YARDI (or equivalent property management software) and Microsoft 365.
- Full professional fluency in Arabic and English — must read, write, and speak both — for tenant relations, marketing, regulatory filings, and reporting.
- Strong financial literacy: ability to prepare budgets, analyse rent rolls, track variances, and report clearly to management.
- Thorough knowledge of Kuwait property management regulations, Ministry of Justice lease registration, and municipality compliance requirements.
- Valid Kuwait driving license and transferable Article 18 residency visa.
Preferred (Nice-to-Have)
- Exposure to GCC, US, or European real estate markets in addition to Kuwait.
- Background in project management methodology or a relevant certification (e.g. PMP, PRINCE2).
- Experience with financial analysis at the property or portfolio level.
- Familiarity with customer service best practices and facilities coordination.
- Established network of government and industry contacts in Kuwait.
