We are seeking a highly skilled and experienced Project Manager with proven experience in leading real estate development and construction projects from concept to handover. The successful candidate will oversee the execution of mid- to large-scale developments across Kuwait, managing multidisciplinary teams, external consultants, contractors, budgets, and schedules to ensure successful delivery in alignment with the companyās strategic goals.
Job Description:
The Project Manager will be responsible for overseeing the full project lifecycleāfrom design coordination, permitting, and tendering to construction supervision and final handover. The ideal candidate will have a strong track record managing multidisciplinary teams, external consultants, and contractors on medium to large-scale developments, with deep knowledge of local regulations and construction practices. Fluency in both Arabic and English (reading, speaking, and writing) is essential, along with a hands-on leadership style and strong project delivery skills.
Core Responsibilities:
This position includes but does not limit to the following:
Project Planning & Coordination:
Ā· Lead the full project lifecycle from initiation, feasibility, permitting, tendering, construction, to delivery and closeout.
Ā· Develop and manage detailed project execution plans (PEPs), budgets, timelines, and resource allocations.
Ā· Negotiation with various entities in terms of cost, quality and time factors.
Ā· Forecasting the fund requirements and arranging the prompt payments so that the momentum of work is not disturbed.
Ā· Identify the best partners to undertake the project (architects, contractors, site managers, government liaison specialists, labor contractors, vendors).
Ā· Keep track of all the project activities and ensure that the projects deadlines are met.
Ā· Coordinate closely with architects, engineers, quantity surveyors, legal consultants, and government authorities for permits and regulatory compliance.
Team & Stakeholder Management:
Ā· Lead internal project teams and supervise external consultants and contractors.
Ā· Provide clear direction and decision-making to team members while maintaining accountability for performance and quality.
Ā· Act as the primary point of contact for all project stakeholders including clients, regulatory bodies, and utility providers.
Construction Oversight:
Ā· Monitor site activities to ensure adherence to scope, schedule, budget, quality, and safety standards.
Ā· Conduct regular site visits, chair weekly progress meetings, and issue project reports to senior management.
Ā· Identify and mitigate risks, change orders, and project delays through proactive management.
Commercial & Contractual Administration:
Ā· Review, negotiate, and manage construction contracts, procurement schedules, and tender documents.
Ā· Approve invoices, monitor financial performance, and enforce budget controls.
Reporting & Documentation:
Ā· Maintain accurate project documentation including progress reports, meeting minutes, variation logs, and regulatory submissions.
Ā· Provide regular project status updates to senior leadership, including risk assessments and mitigation strategies.
Ā· Ensuring the receipt of regular reports and updates and addressing the flaws and inefficiencies in the reporting mechanism.
Ā· Any other task as required by the management.
People Management:
Ā· Monitor the progress of the function and evaluate junior staff achievements.
Ā· Help juniors in planning their careers within the department by developing a training plan for their professional development through on-the-job, in-house and external training programs.
Self-Management:

Ā· Bilingual candidate with excellent oral and written communication skills in English and Arabic.

Requirements
Qualifications and Skills:
Ā· Bachelor's degree in Civil Engineering, Architecture, Construction Management, or a related field from an accredited university. Masterās degree is an asset.
Ā· Professional Engineer (PE) license or equivalent in Kuwait.
Ā· Minimum 8ā10 years of experience in real estate development and construction project management, with at least 3 years in a leadership role.
Ā· Proven track record of successfully managing medium to large-scale projects (residential, commercial, or mixed-use).
Ā· Strong knowledge of Kuwaitās building regulations, permitting processes, safety regulations and construction standards.
Ā· Proficiency in project management software such as Primavera P6, MS Project, AutoCAD, Civil 3D, GIS, and other relevant software.
Ā· Excellent project management skills, including the ability to manage multiple projects simultaneously.
Ā· Demonstrated experience in site planning, infrastructure design, and construction management.
Ā· Demonstrated ability to work in a diverse and inclusive organization.
Ā· Demonstrated ability to manage and supervise a team.
Ā· Demonstrated ability to share skills and knowledge with others.
Ā· Strong analytical and problem-solving skills.
Ā· Leadership ability to manage diverse teams and drive project momentum under pressure.
Ā· Excellent organizational, time management, and multitasking skills.
Ā· Solid communication, interpersonal and negotiation skills with consultants, contractors, and authorities.
Ā· Willing to travel frequently for work.
Ā· Fluency in Arabic and English (both written and spoken).
Preferred Qualifications:
Ā· Master's degree in Civil Engineering, Architecture, Construction Management, or a related field from an accredited university.
Ā· Experience with sustainable construction practices and green building certifications.
Ā· Knowledge of Building Information Modeling (BIM) software.
Ā· Familiarity with the real estate market in Kuwait and the Gulf region.
Language Skills:
Ā· Bilingual candidate with excellent oral and written communication skills in English and Arabic
Other Requirements:
Ā· Valid Kuwait Driving License
Ā· Transferable Article 18 Visa
