The Opportunity
We are looking for an experienced Senior Cost Control Manager to lead cost management and financial oversight across our portfolio of ultra-luxury developments. This role will be responsible for ensuring robust budget control, accurate forecasting, cost optimization, and commercial governance throughout the entire project lifecycle.
The ideal candidate will have extensive experience in high-value residential or mixed-use developments and possess a strong understanding of construction costs, procurement strategies, and project financial management within the UAE market.
Responsibilities
- Develop, manage, and maintain project budgets from pre-development through project completion.
- Monitor project expenditures, commitments, and forecasts to ensure alignment with approved budgets.
- Prepare and present monthly cost reports, variance analyses, and financial performance updates to senior leadership.
- Lead cost control processes across multiple luxury real estate developments simultaneously.
- Review and validate cost estimates, BOQs, contractor submissions, and consultant recommendations.
- Monitor and evaluate variation orders, claims, and contract changes, ensuring commercial compliance and cost transparency.
- Collaborate with Development, Design, Procurement, Construction, and Finance teams to identify cost-saving opportunities while maintaining luxury quality standards.
- Support tender evaluations and procurement strategies from a commercial and cost perspective.
- Establish and improve cost control procedures, reporting systems, and governance frameworks.
- Identify commercial and financial risks and implement mitigation strategies.
- Manage project cash flow forecasts and support long-term financial planning. Requirements
- Bachelor's Degree in Quantity Surveying, Civil Engineering, Construction Management, Finance, or a related field.
- Minimum 10 years of experience in cost control, quantity surveying, commercial management, or project finance within the construction or real estate industry.
- Minimum 5 years in a senior-level cost management role.
- Main contractor background is highly recommended.
- Proven experience managing large-scale luxury residential, mixed-use, hospitality, or high-end development projects.
- Strong knowledge of UAE construction market rates, procurement practices, and contract administration.
- Excellent understanding of project budgeting, forecasting, cash flow management, and cost reporting.
- Experience with FIDIC contracts and commercial management practices.
- Advanced proficiency in Microsoft Excel and cost management systems.
- Strong analytical, negotiation, and stakeholder management skills.
- Professional certifications such as MRICS, CCP, PMP, or equivalent are advantageous. Benefits
